Department acts on behalf of both investors and occupiers. The department aims
to offer a responsive, efficient and cost effective management programme.
Our mandate as managing agent covers many aspects, including rent and service
charge collection and reconciliation, negotiation and management of service contracts, liaison with
sub-tenants for alterations, new leases and provision of building management
staff. We also manage dilapidation programmes and office refurbishment projects.
Health & Safety legislation has a significant impact on commercial premises. We
therefore apply strict Health & Safety disciplines across our managed portfolio.
This can expand to include advice on disaster recovery and business continuity
plans.
Part of the strength of our approach comes from the good relationships we foster
with tenants within managed properties. Our pro-active philosophy aims to spot
potential problems at an early stage and identifies opportunities to add value.
Vacant properties can be a financial and administrative burden for clients. We
therefore provide a bespoke service where regular inspections are made with
written reports. This reduces long term costs ensuring that empty properties are
run to maximum efficiency.
Our management team is on call 24 hours per day, 365 days per year to deal with
issues that arise, provide clients with the knowledge that their investment is
in safe hands.
The RICS has published its Code of
Practice for Service Charges in Commercial Property, which will apply from April
2007. We have always adhered to these principles to ensure that we adopt a clear
and professional approach to both the management and accounting of service
charges within our managed properties, for the benefit of our Clients and their
Tenants.
