Inspections
We will arrange and accompany you on a tour of selected

Selection
We can provide detailed advice on the properties to enable
you to make a considered selection. This includes working closely with
designers/space planners who will evaluate the space under consideration to
ensure maximum efficiency of occupation.
Negotiation
We’ll use our market knowledge to negotiate the maximum
savings and most beneficial lease terms on your behalf. Lease length, security
of tenure, break options, floor areas, rent, rent free periods, service charge
caps, sub-letting rights, allowances for carpets and floor boxes etc – all
these vital items should be covered.
Legals
Throughout the legal process we continue to liaise with you
and your solicitors to make sure that everything runs according to plan.
What Do We Charge?
Our fees can be structured to suit our client’s aims. Most
clients prefer a “partnering” fee whereby our fee is geared to the financial
benefit of the deal we negotiate. Others prefer a percentage of the rent
negotiated or a fixed fee. Whichever way, our fees are invariably a small
proportion of the overall transaction cost – our list of tenant advisory clients is testament to this.
Anything Else?
Our service goes further. For instance our specialist Rating
Department will consider whether or not the rates payable should be reduced by
appeal. Detailed advice can also be given on dilapidation issues and if a
survey of the property/building services is required, it will be arranged.
