
Newton Perkins have recently advised Brown & Brown on the significant acquisition of 52,303 sq ft of office space at Aldgate House, EC3. Following a targeted search process, Levels 6 and 7 were identified as a preferred option to accommodate Brown & Brown’s new London head office.
With demand for well-located, high-quality office space remaining strong, Newton Perkins acted for the client in securing a new 15-year lease, with relocation expected towards the end of this year.
The search process commenced in early 2025 to ensure all potential office options (both on and off-market) were uncovered and considered accordingly. Once a shortlist of options had been identified, Newton Perkins entered into negotiations on Levels 6 and 7 at Aldgate House, securing the top two floors, each providing c.26,000 sq ft.
Brown & Brown were advised by Nick Russell-Smith (MRICS) and George Blakemore at Newton Perkins.
It was a pleasure to work alongside the Team at Brown & Brown, as well as Tom Bremner and Andrew Parker at Cushman & Wakefield, who acted on behalf of the Landlord.

Nick is a Partner within Newton Perkins’ City agency department with a strong track record in both office acquisitions and disposals. Nick has spent the last 9 years specialising in the City of London and fringe markets, predominantly with regard to Landlord advisory. Prior to this Nick spent 5 years working in Hong Kong, where his main focus was on acquisition lettings for multi-national companies.
Following an MSc in Commercial Real Estate, Nick qualified as a Chartered Surveyor and has spent the majority of his career at CBRE in Hong Kong followed by Cushman & Wakefield in London, prior to joining Newton Perkins in 2021.
Nick focuses on providing strategic advice to institution Landlords on building design, specification, marketing campaigns and lease negotiations, alongside lease consultancy and relocation advice to office occupiers.

George is a Partner and Head of Tenant Representation in the Agency team at Newton Perkins, having joined the firm in 2022 and worked in the Commercial Property Industry since 2010.
He started his career at Knight Frank where he advised both Landlords as well as Occupiers with their Real Estate strategies.
In 2015 he moved to the occupier specialist Devono, where he advised a selection of multi-national, local and start-up companies from various sectors, including TMT, Professional Services, Recruitment & Financial Services.
Since joining Newton Perkins, he now focuses on providing both strategic and transactional advice to clients, on both the conventional leasehold side as well as the flex/managed side of the industry.
