Newton Perkins was instructed to advise THB Group on their lease expiries in existing premises as well as the acquisition of a new c.35,000 sq ft office within the recognised insurance district of the City of London – including the major new office developments.
Following comprehensive reporting and numerous inspections, we entered into pre-letting negotiations on 2 floors at 22 Bishopsgate, a major new iconic development of circa 1.4 million sq ft over 60 floors. As one of the first tenants to commit to the building, we were ultimately able to negotiate premium pre-letting terms on behalf of THB, which compare extremely favourably with subsequent lettings on prime floors.
We also provided subsequent strategic advice in relation to existing lease commitments at 107 Leadenhall Street, in order to minimise double-overheads.
Our negotiations led to significant financial savings.
